Home Inspection Services
Sage Home Inspections provides a full licensed home inspection for buyers and owners in the Lebanon area. This is not a 4-point inspection. Thermal imaging is available as an add-on. Radon testing is not offered at this time.
What is included
- Roof, flashings, and roof penetrations
- Attic, insulation, and ventilation
- Exterior wall coverings, windows, and doors
- Grading and drainage at the exterior
- Foundation, crawlspace, or basement (as present)
- Structure where visible
- Electrical service, panels, and a representative number of devices
- Plumbing supply, drains, and water heater
- HVAC equipment and visible distribution
- Interior walls, ceilings, floors, and stairs
- Garage, if present
- Built-in appliances, when accessible

Thermal imaging
Thermal imaging is an extra service. Infrared is used to support the visual inspection. It can help highlight temperature differences that deserve a closer look. It is not a guarantee that every hidden condition will be found.
Time and report
Most inspections take 2 to 4 hours. Findings are delivered in a Spectora report, same day up to 24 hours.
Limits
A home inspection is a visual examination of readily accessible systems. It is not a code inspection, appraisal, or warranty. Areas that are unsafe, blocked, or not visible are not fully inspected.
